Set on cliff top land, Neptune Cove's waterfront estate is like nothing you have seen before. With 400ft of private Caribbean frontage, the property is 40 feet above the crystal waters, providing breathtaking sea views and facing west for the majestic sunsets, enjoyed from every part of the property. Sunrises over the sea are also visible during the winter months!
Neptune Cove is less than a 10 minute walk (or 1 minute drive) from beautiful and pristine Rainbow Bay Beach. Famous for its calm, turquoise waters, Rainbow Beach also has good snorkeling.
Neptune Cove's covered wrap-around veranda offers shaded outdoor living, including a picturesque gazebo, a perfect setting for relaxing with a good book or to gather for sunset cocktails. This area is furnished with sofas, chairs, and tables so you can enjoy the sweeping Caribbean views and gentle sea breezes however you choose to relax.
Steps away from the main and guest houses is our oceanview infinity pool. Relax on lounge chairs on the pool deck or on the bar stools in the pool.
For those who choose to swim in the calm Caribbean waters at the base of the cliff, walk down a short fountain path to a natural alcove in the island’s limestone geological formation. It is here that you will find access into the clear waters of the Caribbean, both in and out of the sea via a short ladder. You will be truly amazed at the variety of fish you will see just snorkeling around the coral which is plentiful and healthy in this part of the Caribbean. In 20 minutes in the water recently, I saw queen angel fish, four-eyed butterfly fish, blue tangs, yellow tangs, spade fish, parrot fish, porkfish, various species of grouper and snapper, and many more.
After the sun sets, gather around the fire pit, furnished with Adirondack chairs, and just cherish the view and topography of the land and sea as the unique natural wonders they are. On a clear night, this is also an excellent spot for watching the firmament and falling stars!
Neptune Cove is located in the community known as Rainbow Bay. Our guests are permitted to use the convenient waterfront tennis court just a few minutes walk away.
The excellent food and drink and nightlife of the Sunset Cove (formerly known as the Rainbow Inn) is also just a 5 minute walk away. Grocery stores and liquor stores are a short drive.
Amenities include high-speed internet with WIFI, AC throughout, private pool, and a gas grill.
The Main House
The main house at Neptune Cove was designed for entertaining. It is a large open-concept design featuring a full luxury kitchen with an oversized island with 4 bar stools, GE Profile appliances, and elegant quartz countertops. This is a true chef’s kitchen with every imaginable appliance and utensil, extensive kitchenware, and high end china.
The main house open living room seats 12 people with cathedral ceilings and magnificent ocean views. The dining room seats 12 comfortably (plus 4 more on the adjacent kitchen island) and also has beautiful ocean views. There is a powder room off this living area as well.
The main house has two master bedroom suites with king size beds, ensuite bathrooms with walk-in showers, and plenty of clothes storage. Each bedroom has a 32” TV. There is a 50” TV in the great room.
The Guest House
The guest house consists of two separate efficiency suites, each with king-size bed, a queen-size sofa bed, mini fridge, microwave and toaster, coffee maker and 32” TV. Each suite has a full en-suite bathroom with a walk-in shower and plenty of closet space. Each of the suites sleeps two each very comfortably and can sleep an additional two guests on the queen-size sofa bed.
The Gazebo Suite (additional charge applies):
This private suite beneath the gazebo has a king-size bed and a large ocean-view living area with a sofa bed. It has a full en-suite bath with a small walk-in shower. It can be added to the reservation for $100 per night.

Neptune Cove is a special property on a beautiful setting. To find a house on an out island that is this well appointed and cared for is hard. If you have stayed on many islands you know what I mean. The grounds and pool were kept manicured while we were there. The inside of the house was clean, quiet and comfortable. Well stocked. You can hang here, go 3 mins to the beach, 10 minutes to a beach bar, or 40 mins to Harbor Island or Spanish Wells. The grotto was awesome and good snorkeling right there --we even saw a melon sized octopus immediately off the ladder, as it morphed to look like a coral head. Responsive managers and smiling friendly local help.

If you are looking for a property that checks all the boxes, then look no further. The property was clean, well stocked, maintained, and the owner and care takers were fantastic. We were looking for a quiet, private, spacious, property where 3 to 4 couples could stretch out and take in all that Eleuthera has to offer. A couple property must were, a pool, access to water, A/C, generator, en suite bathrooms, centrally located, and a view. This property had all of the above and then some. The view is one of the best on the island. The snorkeling out back is world class. The grotto/fire pit with wood provided was just a bonus. We have visited Eleuthera several times and this was the most comfortable property we have stayed in. The pictures do not do this property justice. We struggled to leave the property every day and could not wait to return for a sunset every evening. We can not wait to return to Neptunes Cove. Thank you for sharing this amazing property!

We are glad you enjoyed your stay, but sorry you didn't get a chance to snorkel at the house. That is the leeward side of the island, and the water there is usually very calm. It would be extremely rare to have more than a day or two in a row when it's too windy to snorkel.

Neptune’s Cove was perfect for our large family. The location is wonderful being so close to Rainbow Beach, JC andEast and Final. Probably the most amazing property we’ve ever stayed at. So many thoughts put into the layout of the space available. The home was well equipped and very clean. This home is what you would draw up when thinking of the perfect Caribbean home. The views are amazing. Swim and snorkel with the sea turtles right off the back of the house. Every morning began with coffee in the open gazebo overlooking the ocean and ended with the adult beverage of our choice in the same spot. The best beach on the island is Rainbow Beach and it’s only a mile or so down the road. House was super clean and the owners and caretakers are great hosts. Neptune Cove was absolute perfection. The setting and view is wonderful. The pool was perfect and the snorkeling in front of the property was the best we have experienced in multiple trips to the island. This house is perfect for a large family or group of friends. No detail was forgotten. We had a the time of our lives and hope to return very soon. The location of this property is stunning, and the "on-line" photos make it look really impressive.... However, the property is showing age, and we had some issues with water pressure in some of the showers, lights that didn’t work, a screen door that was not able to be used due to poor maintenance, small things, etc. etc. The day we arrived the pool was dirty-not nearly as pristine as in the photos. On the second day the pool guy came and cleaned the pool. While the kitchen had a good supply of normal things, many were not in good repair (handles loose, etc.) and some things were missing like a cookie sheet, pizza pan, good can opener, and muffin pan. Frying pans, for example, had not been well maintained and needed to be cleaned prior to use. Some utensils in drawers needed to be cleaned prior to use as they were greasy and had food remnants on them. The dishwasher and the clothes washer were both a bit sketchy in operation. The Internet service is very suspect....might work for several minutes then seemed to be disconnected for 5 - 10 minutes. Little annoyances here and there. Another example... While there was a horseshoe pit, there was only one competition horseshoe and one "real" horse shoe so the pit was not really useful. Considering the price we paid for the week, the "little" annoyances seemed more annoying! The sea water was pristine at the property and we were able to swim and snorkel. Sunsets from open Gazebo were awesome to watch. Plenty of outdoor seating around the pool, in the gazebo, by the water, in the veranda, and in the lawn. Guests could space themselves and do their own thing... sunning, reading, napping, etc. etc. The weather for our week was spectacular. Watch out for the "no-see-ums" or you will be itching all week! Take repellent.

Great house, the outdoor space was wonderful. There were 10 adults on our trip, and if we wanted space or privacy it was easy to find at this house. Kitchen was well stocked with what we needed to cook, etc.

Unfortunately, the ladder into the water was missing a “cap” and we could not put it all the way in the “down” position. So, getting into & out of the water was tricky (we brought our own paddle boards)
We opted for the boat dock by the tennis courts, or Rainbow beach. Which we had to load our rental cars with our gear, which wasn’t a huge deal, but would have been nice not to have to do! The house had beach chairs, and we took them with us everywhere! Screened porches were great for the evening when no see-ums were out. Had a few issues with A/C, fridge & hot water not working, but the caretakers were quick to respond. Fridge never really got fixed- but A/C & hot water did. TV’s didn’t work in the guest house, but in the main house we were able to watch. Not that you need a TV I’m the Bahamas, but some of our group likes to watch in the am/pm.
We had a chef come in and cook for us one evening and she knew the house/kitchen well, it was wonderful! Master bed was very comfy, Friends were not as happy with gazebo suite bed, or guest house bed.
